Higher income and purchase limits

Targeted census tracts

When buying within "targeted" census tracts, families participating in the Housing Commission's Mortgage Credit Certificate program enjoy additional benefits. These include:

  • The usual "first-time homebuyer" status requirement might be waived.

  • A higher tax credit rate (20% of mortgage interest versus 15% for non-targeted tracts)

These benefits are all incentives authorized by the federal government in order to attract more sales and promote revitalization in the targeted areas. (The targeted tracts are all in the "low-income" category as identified in the 2000 Census. This means that 70% or more of the residents in these census tracts earn less than 80% of the Area Median Income.)
